A 30 acre campus at Highway 101 and Rice Avenue of six auto dealerships and related commercial uses, with several restaurant sites. One meeting, with the Planning staff prompting my presentation, was sufficient for an approval. An informal road layout still allowed leasing flexibility while creating individualized building settings.
