Several buildings were designed which became mixed use “flagship” projects for the firm, also reflecting emerging City Planning preferences for minimizing auto trips for shopping and increasing night time security.  Design was enhanced by larger pedestrian open spaces, resource conservation, and “classic” Spanish Colonial themes to create “village” enclaves. Downtown residences benefit from little yard work and the vitality, convenience of their location.  Upstairs homes add animation downtown and promote security after business hours.
